UK house prices rose by 2.7% in year to May, ONS data shows
The annual pace eased from 3.9% in April as average UK house prices rose by a smaller amount between April and May, the ONS said.
- The Office for National Statistics reported average UK house prices rose 2.7% in the 12 months to May, slowing from 3.9% in April, with the typical price reaching £271,000.
- A 'base effect' from stamp duty changes in England and Northern Ireland in April 2025 caused the slowdown, the ONS noted, mirroring similar adjustments seen previously.
- Regional divergence widened sharply: the North East recorded 5.9% annual inflation while London prices fell 3.7% annually, marking its ninth consecutive month of decline.
- Zoopla data shows 20% fewer buyer inquiries and 7% fewer sales agreed this summer. Richard Donnell, executive director of research at Zoopla, attributed the cooling to "political change" and elevated mortgage rates.
- Rising swap rates have pushed lenders to increase mortgage costs despite Consumer Prices Index inflation slowing to 2.6% in June. Mark Harris, chief executive of mortgage broker SPF Private Clients, warned that "renewed tensions in the Middle East" sustain inflationary pressure.

Dutch home prices increased 4 percent year-on-year in June
The prices of existing owner-occupied homes were on average 4 percent higher in June than in the same month a year earlier, Statistics Netherlands (CBS) and the Land Registry reported. Prices also rose by 4 percent in the second quarter, compared to a year earlier. Although homes are still becoming more expensive, price increases continue to gradually decline.
UK region where the most properties have risen in price revealed - not London
New analysis by property website Zoopla has found that only around one in seven homes across the UK is estimated to have increased in value annually from June 2022 onwards.
Owner-occupied homes were more than 4 percent more expensive in May than a year ago. The increase is thus leveling off further again compared to previous months. Compared to May, house prices have risen by 0.6 percent, reports Statistics Netherlands (CBS) based on figures from the Land Registry.
