UK house prices rise 1.0% in year to January, Nationwide says
Improving affordability and easing mortgage rates supported a 1.0% annual house price rise in the UK, with first-time buyers increasing their share of purchases, Nationwide said.
- This January, Nationwide said the average UK house price was 270,873 and annual growth rose to 1.0%.
- Encouraged by easing mortgage rates, buyers returned this year amid a more predictable backdrop, while housing activity dipped late 2025 amid uncertainty ahead of the autumn Budget.
- Mortgage approvals remain close to pre-pandemic levels while some mortgage lenders reduced rates in January; a growing supply of homes for sale eases price growth amid regional affordability gaps.
- Housing market activity is likely to recover in the coming quarters if the improving affordability trend seen last year is maintained, and sellers should price properties to local market conditions as spring viewings increase.
- Although inflation remains a factor, lower borrowing costs and wages mean mortgage costs are more manageable, but chances of two rate cuts this year have faded in recent weeks, Tom Bill noted.
