Advertised rents reach new record highs, says Rightmove
Average rents in London and outside rose by up to 3.1% amid fewer landlords and ongoing legislative and economic uncertainties, Rightmove data shows.
- Today’s date is 2025-10-27: Rightmove says advertised rents across Britain hit record highs, with London at £2,736 and outside London at £1,385, up 1.6% and 3.1% respectively.
- Landlords said legislation changes are their main frustration, with uncertainty over the Renters' Rights Bill and Rachel Reeves' Autumn Budget affecting investment decisions next year.
- Regional data shows several local hotspots, with Fulwood, Lancashire rents rising 32% from £970 to £1,284 last year and Keighley, West Yorkshire up 27% this year, while the North West of England's average rent increased.
- Tenants are feeling the squeeze as renting takes up 44 of the average wage and new rental listings are only 1% higher than last year, while rents outside London rose by more than £20 quarter-on-quarter.
- Sustained high buy-to-let rates are forcing more cautious purchase decisions as Colleen Babcock, property expert at Rightmove, said landlords face challenges despite wanting to grow portfolios.
