UK homebuilder Crest Nicholson warns of annual loss

Crest Nicholson cut home completion guidance to 1,350-1,400 and now expects a £10 million EBIT loss as weaker demand and pricing pressure hit sales.

  • The Surrey-based housebuilder Crest Nicholson warned of a surprise EBIT loss of around £10 million, lowering expected home completions to between 1,350 and 1,400 from prior guidance of 1,400 to 1,500.
  • Sales rates slowed due to "affordability constraints and competitive pricing," the company cited, while building material prices remain about 3% to 4% higher on average, compounding margin pressure.
  • This update marks the third time Crest Nicholson has reduced its earnings guidance since April, following a pre-tax loss of £35.2 million reported for the six months ending in spring.
  • Cutting its previous debt guidance by around £30 million, the group is accelerating its cash optimisation programme to protect liquidity and improve its expected year-end net debt position.
  • Chief executive Martyn Clark said, "While the trading backdrop has remained difficult," the firm is making progress on actions within its control and positioning itself for recovery when market conditions normalize.
