Newly agreed rents rise at fastest pace in nearly two years, index shows
Hamptons said new-let rents rose at the fastest pace in nearly two years as higher costs were driven mainly by tenants moving home.
Average newly agreed rents across Britain rose 2.7% annually to £1,433 in September, Hamptons reported, marking the 10th consecutive month of accelerating growth for new tenancies.
Hamptons uses achieved rents rather than advertised prices, tracking costs via data from the Connells Group to provide accurate market snapshots.
The South East and South West of England recorded annual growth above 4.0% for the first time since September 2024, while existing tenant increases remained at 5.6%.
Aneisha Beveridge, head of research at Hamptons, noted higher rents have mainly affected tenants moving home this year, though existing tenants may face increases in coming months.
Across regions, London rents averaged £2,357 at 1.5% growth, Scotland saw £1,099 at 1.9%, and Wales recorded £888 at 2.5% annually.
