Kelowna, B.C., allowed to opt out of short-term rental rules this summer
Kelowna will be able to add more short-term rentals this summer after the province said 6.9% vacancy rates justify an early exemption.
- The British Columbia government enacted the Short-Term Rental Accommodation Act on May 1, 2024, which restricts short-term rentals to principal residences to increase long-term rental availability.
- Kelowna increased its rental vacancy rate from 3.8% in 2024 to 6.4% in 2025, qualifying for an early exemption from the Act due to vacancy rates above 3% for two consecutive years.
- Kelowna's exemption allows short-term rentals without the principal residence requirement beginning June 1, 2026, mainly in downtown tourism-zoned areas while maintaining restrictions in most residential zones.
- Other municipalities can opt out of the short-term rental rules starting in 2027 if they maintain vacancy rates above 3% for two consecutive years, with an application deadline of February 28, 2027, for a June 1, 2027 effective date.
