Redfin and Zillow Must Change Unlawful Agreement that Hurts Competition, FTC Says
The settlement ends Redfin’s rental-listing retreat and requires the company to rebuild its advertising business within six months, regulators said.
- On Monday, the Federal Trade Commission and five states settled antitrust claims with Zillow and Redfin, ending a trial alleging the companies illegally suppressed competition in rental listings.
- The FTC alleged that a February 2025 deal, where Zillow paid Redfin $100 million to stop competing in rental listings, drove up costs for landlords and decreased listing quality for renters.
- An expert for the FTC estimated that after Redfin stopped competing, Zillow customers paid an average of 14.5% more per listing, while some property managers abandoned online listing sites altogether.
- Under the settlement, Redfin must resume its rental advertising business within six months and commit to investing tens of millions of dollars to become a stronger competitor.
- While the companies may continue their partnership through at least 2030, the Trump-Vance FTC stated the order delivers better, quicker results for renters and property management companies.
