Kences says private landlords are selling up and fake listings are rising, leaving international students more exposed to housing fraud.
- On Thursday, the annual Kences report revealed the Netherlands faces a shortage of more than 20,200 student rooms, with some providers utilizing Cargo containers for housing. Social housing providers have built nearly 5,000 units annually since 2022.
- Some 32,300 fewer students have rented from private landlords since 2024 as owners sold properties due to new rent rules and higher taxes. The share of students living away from home fell from 50% to 43% over eight years.
- Scammers have flooded TikTok with fake listings to steal deposits, while Internationals face heightened fraud exposure. Many remaining private rooms are advertised above legal limits, making safe rentals increasingly difficult.
- Kences Director Reijnder Jan Spits told NOS that scrapping profit taxes on housing associations would fund 15,000 to 25,000 more homes over ten years. "Every euro we hand to the tax office, we would rather put into housing," Spits said.
- Even if every current building plan goes ahead, the monitor warns the shortage could still range between 10,000 and 35,000 rooms in eight years. This uncertainty complicates long-term housing policy planning.
