Wisconsin REALTORS Association Report Rising Sales, Prices in April
The Wisconsin Realtors Association said 5,573 homes sold statewide as tight inventory kept supply at 3.7 months and pushed prices higher.
Existing home sales in Wisconsin rose 7.4% in April compared to April 2025, according to the Wisconsin Realtors Association, while median prices climbed to $340,000, up 6.3% over the past year.
Strong buyer demand has quickly absorbed available homes, leaving inventory stressed. Wisconsin Realtors Association President Tom Larson said the market would need inventory to increase by nearly 62% to reach a balanced market.
Most homes were sold in and around Milwaukee and Madison, with 38% of sales in southeast Wisconsin and 20% in south central Wisconsin. Median prices reached $345,000 and $400,000 in those regions.
Mortgage rates provided relief, falling to 6.33% from 6.73% one year earlier. However, affordability slipped 1.6% year over year as strong price appreciation outpaced improvements in rates and family income.
Dave Clark, professor emeritus of economics and Wisconsin Realtors Association consultant, noted annual headline inflation jumped to 3.8% due to conflict in the Middle East. With GDP up 2 percent, he expects the Fed will hold interest rates steady.
