CMHC reports January housing starts down 15 per cent from December

Canada Mortgage and Housing Corporation cites economic uncertainty and lower immigration as factors while actual starts rose 1% in population centres over 10,000, with 16,088 units in January.

  • Canada Mortgage and Housing Corporation said the seasonally adjusted annual rate of housing starts declined 15% in January to 238,049 units from 280,668 in December.
  • Using a six-month moving average, CMHC found the six-month trend in housing starts decreased 3.5% in January to 254,794 units, smoothing monthly volatility.
  • In population centres of 10,000 or greater, actual starts were up 1% year‑over‑year with 16,088 units, while Ontario increased 12%, and British Columbia rose 41%.
  • CMHC deputy chief economist Tania Bourassa-Ochoa warned that while actual starts in January were flat, the six-month trend has decreased for the fourth consecutive month, and CMHC said new construction will trend lower due to costs and weaker demand.
  • The policy context includes the Ford government struggling to hit its 1.5 million new homes by 2031 target, while Build Canada Homes launched last September received an initial $13 billion.
