B.C.'s Fraser Valley home prices down 26 per cent from 2022 in sluggish market
Benchmark prices fell 26% from the 2022 peak as 1,147 June sales and 10,377 active listings kept Fraser Valley in buyer’s market territory.
- On Friday, the Fraser Valley Real Estate Board reported that June composite benchmark home prices fell 7 per cent year-over-year to $884,800, with 1,147 sales recorded on its Multiple Listing Service.
- Board chair Ishaq Ismail noted the spring market underperformed expectations despite improving affordability, with 10,377 active listings maintaining buyer-friendly conditions across the region.
- Apartment prices saw the sharpest decline, dropping 9.1 per cent annually to $476,400, while single-family homes fell 7.7 per cent to $1,350,200 and townhomes decreased 7.3 per cent to $764,100.
- CEO Baldev Gill stated "Buyers are still holding back" despite improved conditions, though a recent agreement between Build Canada Homes and BC Housing may help improve access to ownership.
- Benchmark prices remain 26 per cent below their 2022 peak, yet data from Statistics Canada shows home prices have risen about 45 per cent faster than average incomes over the past 10 years.
