Vancouver area saw least home sales in more than two decades in 2025: board
Metro Vancouver recorded 23,800 home sales in 2025, 24.7% below the decade average, with listings reaching a record high of over 65,000, Greater Vancouver Realtors said.
- On Jan 5, 2026, the Greater Vancouver Realtors reported Metro Vancouver had its weakest yearly home-sales tally in over two decades, with residential sales totaling 23,800 in 2025, a 10.4 per cent decrease from 2024.
- Sellers brought the highest total of listings since the mid-1990s, surpassing the 2008 record by more than 1,000, with the MLS showing 65,335 listings in 2025, an 8.2 per cent increase from 2024.
- GVR's price index showed a 4.5 per cent year-over-year dip, with the MLS benchmark price at $1,114,800 at the end of 2025, `for the history books`
- Last month 1,537 homes changed hands, 20.7 per cent below the 10-year seasonal average for December, and Andrew Lis said homebuyers in 2026 face favourable conditions as trade tensions eased.
- 2025 sales were 24.7 per cent below the 10-year annual sales average of 31,625, highlighting the depth of the downturn.
