The 10 Most Affordable U.S. Cities to Buy a Home
Flint, Michigan, ranks as the nation's most affordable real estate market, according to a new WalletHub analysis measuring 300 U.S. cities across 10 key metrics. The city boasts the lowest median home price per square foot at only $59.
Flint's relatively high vacancy rate of 20% has increased housing supply, while the city's rent-to-price ratio makes buying cheaper than renting. The median home price is about $66,000 compared with $76,500 in Detroit.
Nationwide housing costs remain elevated, with the median sales price rising to $403,200 in Q1 2026 from $355,000 in Q1 2021. The 30-year fixed mortgage rate climbed from 2.65% in January 2021 to 6.37% in May 2026.
Detroit ranks as the second-most affordable city with a median house price roughly twice household income, while Surprise, Arizona, places third with the 18th-highest median home price appreciation and eighth-lowest real estate tax rate. Yuma, Arizona, and Akron, Ohio, complete the top five.
WalletHub financial analyst Chip Lupo cautioned that "home prices alone aren't a good enough indicator of how affordable things will be," noting buyers must also consider income comparisons, living costs, and taxes. Most Americans remain tied to locations by jobs and family, making relocation unlikely.
