StreetLevel Investments announced that its first tenants have opened at Village at Gateway, a multi-phase 152-acre mixed-use development in Forney, Texas.  Located at North Gateway Boulevard and U.S. Highway 80 in the 2,000-acre Gateway master planned development, Phase 1 will feature 750,000 square feet of premium retail, entertainment and restaurants. According to estimates from the U.S. Census Bureau and the North Central Texas Council of Governments (NCTCOG), Forney’s population has more than doubled over the past decade — now exceeding 40,000 residents. Additionally, Kaufman County (which includes Forney) is the third fastest-growing county in the nation according to the U.S. Census.  Now Open Target opened a 148,900-square-foot store in July 2026 Home Depot opened a 135,000-square-foot store in November 2025 H-E-B opened a 139,000-square-foot store in February 2026 BJ’s Wholesale opened a 107,000-square- store in April 2026 Five Below opened a 9,300-square-foot store in June 2026 Burlington opened a 22,000-square-foot store in July 2026 Ross opened a 22,000-square-foot store in July 2026 Rack Room opened a 6,000-square-foot store in July 2026 Pacific Dental opened a 3,225-square-foot location in July 2026 James Avery opened a 3,000-square-foot store in July 2026 Bath & Body Works opened a 4,000-square-foot store in July 2026 Coming Soon Dicks Sporting Goods will open a 60,000-square-foot store at a future date EVO Entertainment will open an81,950-square-foot location at a future date Verizon will open a 1,345-square-foot location at future date Hand & Stone will open a 2,190-square-foot store in August 2026 Luna Grill is expected to open a 1,900-square-foot restaurant by October 2026 Costa Vida will open a 2,700-square-foot store at a future date Handel’s Ice Cream will open a 1,600-square-foot restaurant at a future date Forney Nail Bar is expected to open a 3,300 square-location by October 2026 Livewell is expected to open a 3,500-square-location by October 2026 Solis will open a 2,200-square-foot location in December 2026 America’s Best will open a 4,000-square-foot store in August 2026 David Copeland and Ryan Griffin of Edge Realty Partners secured the leases with these new tenants and are handling retail leasing and sales at the property.  The property can accommodate a wide range of tenants from 2,000 square feet to 5,000 square feet.
