Scannell Properties developing master-planned industrial park in Chambers County

Industrial developer Scannell Properties is expanding its presence in Texas with the start of construction on its first industrial park in the greater Houston market, a project designed to capitalize on growing demand for logistics and distribution space near Port Houston. The developer broke ground in May on the first phase of the Chambers99 Logistics Center, a 112-acre, master-planned industrial development in Chambers County, Texas. The project sits along Highway 99, several miles south of Interstate-10 East, providing companies with direct access to one of the Houston area’s key transportation corridors. The initial phase includes two speculative industrial buildings totaling 491,400 square feet, along with infrastructure improvements that will support future expansion throughout the business park. The larger of the two buildings will span 386,880 square feet and feature a cross-dock design intended to accommodate high-volume distribution operations. The facility will include just more than 3,000 square feet of office space, 36-foot clear heights, 185-foot truck courts, ESFR sprinkler systems and parking for 211 automobiles and 103 trailers. The second speculative building will total 104,520 square feet and feature a front-load configuration suited for a range of industrial users. Like the larger building, it will include approximately 3,000 square feet of office space, ESFR sprinklers and 185-foot truck courts. The building will offer 32-foot clear heights along with parking for 87 vehicles and 30 trailers. According to Scannell Properties, the development is intended to appeal to a wide range of industrial users, including companies involved in bulk distribution, manufacturing, packaging and showroom operations. Ryan Lovell, development manager with Scannell Properties in Houston, said the project’s location is one of its biggest advantages. “Chambers99 Logistics Center offers tenants desirable visibility and direct access to the Grand Parkway in the Baytown submarket near Port Houston,” Lovell said. “With both cross-dock and front-load capability, the industrial park will accommodate a variety of user demands including bulk distribution, packaging, manufacturing, or office/showroom.” The project team includes Goree Architecture, which is leading architectural design, and Langan Engineers, which is handling engineering work. 6E Construction is serving as the project’s general contractor. Construction on the first phase is expected to wrap up in the spring of 2027. Scannell Properties has planned significant additional expansion for the site. Future phases of Chambers99 Logistics Center could add as much as 1 million square feet of industrial space, including build-to-suit facilities designed to meet the specific operational needs of individual tenants. The Chambers99 project also represents the beginning of a broader push into the Houston market for Scannell. The company said it expects to break ground later this year on a second industrial park in north Houston along Aldine Westfield Road, adjacent to George Bush Intercontinental Airport, further expanding its industrial footprint in one of the nation’s busiest logistics hubs.
