Opus began construction on Opus Intermodal at Joliet, a 314,684-square-foot speculative industrial building on 39 acres at the northeast corner of Patterson Road and West Laraway Road in Joliet, Illinois, directly across the street from Union Pacific’s Global IV intermodal terminal.  Located 45 minutes south of Chicago, Joliet is an established industrial submarket supported by robust infrastructure that includes five Class 1 freight railroads, including major Union Pacific and BNSF facilities, a regional airport, direct access to I-80 and I-55 and the nation’s largest inland port. This infrastructure gives logistics, manufacturing and retail businesses the ability to move goods efficiently and reliably throughout the Midwest and across the country.  “Opus Intermodal at Joliet is a prime example of developing the right building in the right location as users will benefit from Class A quality and amenities as well as immediate access to the region’s extensive rail, highway and intermodal infrastructure,” said Mike Robinson, vice president of real estate development with Opus. “We have continued to see the long-term value of the Joliet market and have been waiting for the right opportunity to return with a development that is well positioned to meet the needs of today’s industrial users.” Robinson noted that Opus previously developed Rock Creek Logistics Center in Joliet, a 1,219,819-square-foot, 36-foot clear cross-docked facility that was completed in August 2018. Opus Intermodal at Joliet is a 314,684-square-foot, 36-foot clear rear-load facility with 31 dock doors, two drive-in doors, 209 trailer stalls, parking for 214 cars and clerestory windows. The building can accommodate up to two users.  Opus is the developer and design-builder on the project and is working with Ware Malcomb, the architect of record. Matthew Stauber and Steve Ostrowski of Colliers are marketing the buildings for lease. An official groundbreaking event and photo opportunity with key project stakeholders is scheduled for Thursday, October 1 at 10 am. The building is slated for completion in June 2027.
