Marcus & Millichap brokers sale of two-property self-storage portfolio in Elgin

Marcus & Millichap closed the sale of Solid Ground Storage Portfolio, a two-property self-storage asset totaling 126,038 rentable square feet in Elgin, Texas. Dave Knobler and Mixson Staffel of Marcus & Millichap’s Houston office, along with Charles “Chico” LeClaire of the firm’s Denver office and Jon Danklefs of the San Antonio office, had the exclusive listing to market the property on behalf of the seller, the original developer of the 505 W. U.S. Highway 290 facility and partial developer of the 1210 U.S. Highway 290 facility. The team also procured the buyer, a Texas-based LLC. Solid Ground Storage Portfolio consists of two self-storage facilities located at 505 W. U.S. Highway 290 and 1210 U.S. Highway 290, approximately seven-tenths of a mile apart. Together, the properties span approximately 8.42 acres and feature a combined 1,087 units. Originally constructed in 2015, the property was expanded with two single-story buildings in 2021 and a 36,000-square-foot multistory building completed in late 2023.
