CREA reports April home sales down as spring market still hasn’t thawed
New listings rose 4.1% as sales stayed about 10% below normal April levels, suggesting a market still tilted toward buyers, CREA said.
- On Thursday, May 14, 2026, the Canadian Real Estate Association reported that national home sales rose 0.7 per cent in April, marking the first monthly increase in half a year.
- Despite the monthly increase, sales totaled 42,927, remaining 4 per cent lower than April of last year as CREA downgraded its annual forecast amid higher mortgage rates and economic uncertainty.
- The national home price index fell 0.1 per cent to $658,100, down 4.2 per cent year-over-year; British Columbia and Ontario prices declined sharply while Saskatoon and Regina posted gains.
- Shaun Cathcart, CREA's senior economist, said sellers and buyers are starting to see "eye to eye on value," with sellers lowering pandemic-era price expectations and accelerating negotiations.
- Global economic uncertainty means the previously expected rebound will remain muted this year, though Cathcart noted the market is gradually improving with a stronger handoff into May.
