The premium coworking operator will occupy 26,000 sq ft and offer flexible memberships starting from three months.
On Monday, June 29, 2026, The Work Project signed a lease with investment manager BGO to open its third London location at 105 Victoria Street, occupying 26,000 sq ft across the first floor.
Engineered to lower energy use by 64% against traditional new builds, the 445,000 sq ft development targets BREEAM 'Outstanding', EPC A, and WELL Platinum benchmarks while offering 25,000 sq ft of green space.
Junny Lee, founder and CEO of The Work Project, stated the site "reflects our ambition to bring The Work Project" to best-in-class buildings, with amenities including a wellness facility and 200m walking track.
Membership terms start from three months, with office layouts accommodating single dedicated desks or team offices for up to 36 people, complete with en-suite meeting rooms and breakout areas for members.
Situated inside the UK's largest 100% electric, net-zero carbon office development, the building is scheduled for completion this summer, marking a significant step in the operator's strategy to secure space in high-quality locations.
