The British Columbia Real Estate Association said 6,561 MLS sales were recorded, while the average price fell 1.3% to just under $930,000.
- The British Columbia Real Estate Association reported 6,561 residential sales in July, a 6.7% year-over-year decline as weakness in the Lower Mainland outweighed gains across most other regions.
- Greater Vancouver sales fell over 9% to just over 2,000 units, while Chilliwack dropped 14% and other Fraser Valley markets slipped 7%, concentrating regional pressure on the province.
- Average sales prices decreased 1.3% to just under $930,000 from about $942,000 a year earlier, reflecting erosion of seller bargaining power across British Columbia's cooling market.
- Association chief economist Brendon Ogmundson noted that while most of the province saw activity rise from June, the Lower Mainland remained a notable exception to this broader resilience.
- Ogmundson remains hopeful the market can recover by "converging to long-term averages" in the next year, supported by labour market improvements and economic resilience.
