Landlords urged to comply with new rules or face £7,000 fine

James Gwynne, lettings manager at Worcestershire estate agents Nicol & Co, warns landlords must distribute the government-issued Information Sheet by May 31 or face fines of up to £7,000.
Effective May 1, 2026, the Renters' Rights Act introduced significant changes including the abolition of fixed-term tenancies and the end of Section 21 evictions.
Simply making the document available is insufficient, as Gwynne emphasized: "Agents and landlords must ensure that the relevant documents are served to tenants."
Because tenants now require two months' notice, crossover periods have extended, impacting cashflow, though Gwynne noted this "affords the opportunity for repairs and renovation to be carried out."
