If you want to buy a house or an apartment in Kassel, you have to expect rising prices at the moment. Nevertheless, the real estate market is booming, as long as it is not.
The real estate market has stepped on the brakes in the first months of 2026, after a 2025 with a level of activity not seen since the real estate bubble. Although it remains at levels close to those of last year, between January and May 3.4% less homes were sold than in the same period of 2025. Instead, the mortgage firm has endured the tug, with 6.2% more loans granted for the purchase of a house than between January and May last year.
For the fifth year running, Russian missiles have been raining down on Kyiv, but this isn't reflected in apartment prices, which are more reminiscent of safe European cities than war zones. Real estate values are rising not only because of the new law but also because of investor confidence in Ukraine's victory.
