Transwestern advances 101-acre mixed-use development in Kyle

Transwestern advanced an approximately 101-acre mixed-use development in Kyle, Texas, that will bring together retail, hotel and multifamily uses along the growing Austin-San Antonio corridor. Transwestern Investments and NewQuest have formed a joint venture and commenced construction on the retail portion of the development, Kyle Park, marking the next phase of the broader project. Retail will serve as the central aspect of the mixed-use center, while Transwestern Development is planning a future multifamily phase that will complement the shopping, dining and services envisioned for the property. Details on the multifamily component will be announced as plans progress. “This property presented a rare opportunity to comprehensively address the evolving demands of one of the fastest-growing regions in the United States,” said William Duncan, Partner at Transwestern Investments. “NewQuest has been instrumental in bringing the retail vision to life, and we see tremendous long-term potential in this corridor along I-35 as Kyle continues to attract new residents, businesses and investment.” NewQuest will manage development, leasing and property management of Kyle Park while Transwestern Investments will serve as the capital partner and co-sponsor. Located on the northeast corner of I-35 and Bebee Road in Hays County, the project incorporates “The Vybe Kyle”, a citywide trail network of over 50 miles of golf cart trails and sidewalks. Kyle Park is planned as a regional lifestyle center, totaling approximately 412,588 square feet of retail space with a mix of big box, inline and pad site tenants. Merchandising is largely leased and includes anchor and junior tenants such as Dick’s Sporting Goods, Burlington, HomeGoods, ULTA Beauty, TJ Maxx, Barnes & Noble, Boot Barn, and EOS Fitness. The project has continued to gain momentum through leasing activity and construction milestones announced by NewQuest over the past several months. Transwestern’s investment in the area also includes Kyle Commerce Center, an adjacent 328,256-square-foot Class A shallow bay industrial development that Transwestern Investments and Balcones Real Estate Group recently broke ground on at 278 Republic Drive. The four-building service center will offer 30 move-in-ready suites ranging from approximately 4,500 to 20,800 square feet, addressing demand for modern, functional space for small to medium-sized businesses in Hays County. Delivery is scheduled for 2027.
