Are rental houses an expensive way into real estate? Storage investor Joe Downs makes his case in White Marsh
The event will compare self-storage with rental homes and include a live Q&A with operators, as Storage Moguls says it has acquired 20 facilities.
On Friday, October 16, Storage Moguls will host a live self-storage investing event at the Hilton Garden Inn in White Marsh, Maryland, for professionals evaluating alternatives to rental homes and market-dependent retirement accounts.
Many investors view rental houses as the default entry point into real estate, though Storage Moguls investor Joe Downs argues self-storage offers superior control and flexibility compared to managing residential properties.
Founder Downs has acquired 20 self-storage facilities and will lead the event alongside team member Christin Blunk, who left W-2 employment and said, "Storage gave me something I could understand and control."
Downs explained that residential rentals require "You're paying for roofs, appliances, plumbing and turnover," while self-storage units feature month-to-month leases allowing operators to adjust rates more frequently than annual landlord contracts.
Storage Moguls teaches working professionals how to evaluate facilities, finance acquisitions, and manage assets directly, addressing demand for investments independent of stock market volatility and retirement account uncertainty.
